BUILDING AND PERSONAL PROPERTY COVERAGE FORM:

Business personal property coverage may be written to cover all contents and personal property belonging to the insured, located as described, for a specified amount of insurance. Tenants improvements and betterments are included unless specifically insured or indicated to be excluded. Any of the following categories of personal property may be covered by endorsement as a separate item: stock; contents except stock; machinery and equipment; furniture; fixtures; tenants improvements and betterments.

Personal property of others in the insured's care, custody or control is basically covered up to a set limit (such as $5,000) with the insured's personal property, when an 80% or higher coinsurance clause applies. When the exposure is substantial, however, it may be covered for a specific amount, or blanket with the property of the insured.

Key areas of comparison are coverages included, coverage extensions, premium calculation and limits.

Most associations are eligible for businessowners although eligibility varies by company. It could be an attractive alternative for many associations, provided all necessary coverage is included in the product offered.
